Introduction to real estate securitization

"Real Estate Securitization" refers to the legal relationship between an investor and the real property investors, from the property right relationship that directly holds the ownership of the real property to the securities that hold securities. It means that property will be transformed from the original without liquidity asset type into a liquidity securities type. At present, real estate securitization system in Taiwan is divided into "asset use type" (that is, the "real estate investment trust" system that the trustee issues securities raised funds then invests in real estate), and "asset flow type" (that is, the trustee set the real estate trust then issue securities to raise funds).
